Broadmoor
Broadmoor communities are known for their modern amenities and attentive service. With dozens of multifamily properties, Broadmoor has earned a loyal resident base and strong word-of-mouth reputation.
Problem
In a crowded housing market, Broadmoor stood out with exceptional assets and was gaining ground due to previous partnerships with OBI. But we wanted to do even more. Traditional Connected TV (CTV) placements offer brand exposure, but not the kind of interaction or intent-driven engagement that converts viewers into leads. Broadmoor needed more than passive impressions — they needed a solution that translated into new requests at their leasing offices.
Approach
We moved away from traditional linear-style ads toward interactive, dynamic units that actively involved the viewer. The campaign emphasized personalized experiences, with advanced audience segmentation serving dynamic ads relevant to each viewer. The ad was interactive, allowing users to click through properties and amenities within the CTV environment. And most importantly, we emphasized a seamless journey for the viewer, embedding tours and next-step messaging into a single ad and collapsing the traditional marketing funnel to bridge awareness and action.

Results
Viewers spent twice as much time engaging with Broadmoor’s ads compared to standard commercial benchmarks, signaling deeper interest and sustained attention. This translated into measurable business results: a 16% increase in purchase intent, a 15% lift in brand trust and a 19% improvement in brand favorability. Most importantly, the campaign proved that CTV could be more than a top-of-funnel tactic — it became a scalable, efficient channel for both branding and lead generation.
